Collins Ranch is a 3,492 acre working cattle ranch in Garfield County with a shop, corrals and electricity. The property is made up of good native rangeland with 207 acres of tillable farm ground and 307 acres of expired CRP. The ranch is well watered by strategically placed stock tanks and reservoirs. High protein grasses make this a good cattle production opportunity. The expired CRP is primarily crested wheat grass. Grass-filled dikes are watered on good years by reservoir overflow and have the potential to be hayed. There are three good reservoirs and another that's washed out, but could be restored. Currently the ranch is set up for cattle grazing and is fenced and cross-fenced into several pastures, all efficiently watered. Owner rated at 110-135 cows depending on the year. Hay production has been around 200-225 ton a year. There's potential for more of the property to be farmed.
